We can assist and advise you in buying your new residential property, be it your new home, or a buy to let property.  Whether you are an experienced buyer holding a portfolio of several properties or a first time buyer, we aim to make the process as quick and painless as possible.

Here are just a few of the issues we will be considering on your behalf 

  • If you are selling a residential property: we prepare the sale contract; answer questions on your behalf which have been raised by the buyer's lawyer; negotiate and reach a binding agreement; redeem any existing mortgage over the property, complete and secure your money as quickly as possible.  We can also prepare a Home Information Pack for you, but note that this should really be done either before or as soon as possible once you put the Property on the market

  • If you are taking a new residential lease: in addition to the procedure stated above in relation to purchase of a residential property, we would also check and propose amendments in your favour to the terms of the lease (generally a 30+ page document - predominantly in favour of the landlord); negotiate with the seller's solicitors to minimise the risks and potential cost to you as a tenant; resolve the matter as quickly as possible to get you into the property without delay.

  • If you are buying a residential property: making sure the seller has a good title to pass onto you; negotiating and obtaining the best contractual terms available for you; carrying out searches to check if there are any problems with the property; going through the lease (if applicable) and other title documentation to ensure there are no unusual or particularly onerous conditions in them, making any further enquiries with the seller’s solicitors as necessary, and satisfying your bankers or other funders as to the marketability and suitability of the Property; completing your purchase as quickly as possible.
